<p class="wp-block-paragraph" style="font-size:16px">根據<a href="https://batdongsan.com.vn/" target="_blank" rel="noreferrer noopener">Batdongsan.com</a>電子報對今（2022）年不動產市場的調查顯示，‎在過去8個月內，公寓銷售售價出現上漲。值得注意的是，河內不同等級公寓售價的漲幅是胡志明市的2甚至3倍。</p>



<p class="wp-block-paragraph" style="font-size:16px">在河內，不同等級公寓的銷售價格同比上漲15%至15.5%，而胡志明市的平價、中端和高端等級公寓售價則分別上漲3%、5.5%和8%。</p>



<p class="wp-block-paragraph" style="font-size:16px">今年前8個月，民眾對河內和胡志明市公寓的需求較去年同期均有所增加。 想在河內和胡志明市購買公寓的搜尋量分別增加9%和4%，而想在這2個城市租公寓的搜尋量更分別暴增25%和48%。</p>



<p class="wp-block-paragraph" style="font-size:16px">在河內房產市場，每平米3,000至5,000萬越盾的中端公寓售價漲幅最高，達到15.5% ，也是最受購房者關注的商品，關注度增加10%，同時訊息刊登量亦增長11%。</p>

<p class="wp-block-paragraph" style="font-size:16px">.而在胡志明市，高端公寓（每平米5,500萬越盾）不論是在價格漲幅、關注度和訊息刊登量方面都是排第1，其中銷售價格上漲8%，購買搜尋量增加16%，訊息刊登量增加25%。</p>

<p class="wp-block-paragraph" style="font-size:16px">根據<a href="https://dkra.vn/" target="_blank" rel="noreferrer noopener">DKRA公司</a>5月份的報告，同奈的聯排別墅和別墅初級市場每平米售價最高為9,470萬越盾，超過胡志明市的7,720萬越盾。同奈的聯排別墅和別墅除了售價高、供應量大外，銷售也領先整個市場佔48%。胡志明市和巴地-頭頓的銷售率低，分別只達新供應總量的4%和2%。</p>



<p class="wp-block-paragraph" style="font-size:16px">DKRA報告顯示，5月份，胡志明市及其周邊地區開賣的聯排別墅/別墅共830戶，比上一季下降52%，同比下降66%。整體市場銷售達63%。單在胡志明市，5月份開賣的共59戶，同比下滑79%，吸收率只有39%。初級市場售價與前一個銷售期（每個時期相隔4至5個月）相比上漲15%至20%。</p>

<p class="wp-block-paragraph" style="font-size:16px">今（2022）年首季，有2家房地產公司獲利超過10,000億越盾，依次為<a href="https://vinhomes.vn/vi" target="_blank" rel="noreferrer noopener">Vinhomes</a>和Novaland。其中，Vinhomes獲利58,860億越盾，同比下降 17%，而Novaland獲利13,510億越盾，同比成長7%。</p>



<p class="wp-block-paragraph" style="font-size:16px">有8家房產公司獲利以3位數成長，分別為 APEC Investment、DRH Holdings、Khai Hoan Land、LDG、Saigontel、Sonadezi Giang Dien、Van Phu Invest 和Viglacera。</p>



<p class="wp-block-paragraph" style="font-size:16px">今年首季獲利成長前3名的房地產公司依次是Saigontel（比去年同期成長1538%）、Khai Hoan Land（同比成長589%）、Van Phu Invest（同比成長472%）。</p>

<p class="wp-block-paragraph" style="font-size:16px">根據<a href="https://batdongsan.com.vn/" target="_blank" rel="noreferrer noopener">Batdongsan.com</a>電子報今（2022）年1月份對不動產市場的調查顯示，‎對河內房地產的關心度在調查中比去年同期增長14%。其中，對別墅和連排屋產品的關心度最高達29%，其次是土地，為17%，大樓住宅為14%。今年1月份，河內房地產銷售價格上漲4.6%。‎</p>



<p class="wp-block-paragraph" style="font-size:16px">‎房價方面，今年1月河內大樓住宅的售價比去年12月上漲4.6%。連排別墅的售價也大幅上漲。相較於去年底，龍編（Long Biên）上漲38%，嘉林（Gia Lam）上漲27%。‎</p>

<p class="wp-block-paragraph" style="font-size:16px">相反的，對胡志明市房地產的關心度在調查中比去年同期小幅下滑1%。。其中，對大樓住宅、土地和聯排屋等大部分產品的關心度都下降，只有對連排別墅的關心度是增加30%。</p>



<p class="wp-block-paragraph" style="font-size:16px">房價方面，<a href="https://vneconnews.com/25%e5%80%8b%e8%83%a1%e5%bf%97%e6%98%8e%e5%b8%82%e9%ab%98%e7%b4%9a%e5%a4%a7%e6%a8%93%e4%bd%8f%e5%ae%85%e5%bb%ba%e6%a1%88%e7%9a%84%e6%88%bf%e5%83%b9%e4%b8%8a%e6%bc%b2%e5%b9%85%e5%ba%a6/" target="_blank" rel="noreferrer noopener">今年1月份胡志明市大樓住宅的售價比去年底小幅上漲1.8%</a>。連排別墅的售價也比去年底上漲。其中，第7郡（Quận 7）的上漲幅度最大，達24%，而芽皮（Nhà Bè）縣則上漲22%。‎</p>

<p class="wp-block-paragraph" style="font-size:16px">根據<a href="https://dkra.vn/" target="_blank" rel="noreferrer noopener">DKRA</a>公司《2021年胡志明市及周邊地區房地產市場概覽報告》，胡志明市及周邊地區的土地和大樓住宅交易量繼續呈現下滑態勢。</p>



<p class="wp-block-paragraph" style="font-size:16px">2021年，胡志明市及周邊省份共有46個地塊銷售案，供應市場6,220個產品，銷售量達76%，相當於4,697塊地塊。</p>



<p class="wp-block-paragraph" style="font-size:16px">大樓住宅部分，開賣建案共41個，主要是集中在胡志明市和平陽，新供應市場21,138戶，新供應量相較2020年出現大幅下滑，只相當2020年的70% 。銷售量達81%（17,122戶） ，只有2020年的65%（26,313戶）。 2021年第3季受疫情影響，次級交易量也大幅下降，次級交易市場幾乎是“凍結”狀態。次級市場售價有下滑趨勢，一些即將在2021年第4季-2022年第1季交屋的建案房價相較疫情爆發前下降約3%-5%。</p>

<p class="wp-block-paragraph" style="font-size:16px">在疫情期間 ， 雖然民眾對河內和胡志明市的房屋出租及銷售關心度有明顯下降，但這兩個城市的大樓住宅售價仍上漲，胡志明市今（2021）8 月份的大樓住宅售價與 7 月份時相當，但比去年同期上漲近 9%，而河內的大樓住宅售價同比上漲了 8%。</p>



<p class="wp-block-paragraph" style="font-size:16px">建設部（<a href="http://www.moc.gov.vn/" target="_blank" rel="noreferrer noopener">Bộ Xây dựng</a>） 今年第 2季房地產市場報告亦顯示，胡志明市和河內的大樓住宅售價仍上漲 5-7%。 市場上甚至出現一些位於市中心位置（胡志明市第 1郡）的建案，每平方米的售價為 6 &#8211; 8億越盾，例如 One Central Saigon建案或河內的 Grand Hang Bai建案等。 Colliers、 LLS、 CBRE及Savills 等公司所做的房產市場研究報告也顯示，在疫情期間，胡志明市、河內以及其鄰近省市的房價甚至出現不跌反漲現象。</p>



<p class="wp-block-paragraph" style="font-size:16px">胡志明市第一太平戴維斯（Savills）研究部高級經理 Giang Huynh 女士在針對上述現象時表示，疫情期間房價不跌反漲主因有 3:  一是推案成本隨著時間在增加。 其次，建案開發用的土地資源有限，土地成本增加，貸款利息高，建照取得時間拖太久，導致企業投入的成本增加。</p>

<p class="wp-block-paragraph" style="font-size:16px">第三個原因是因疫情持續擴散導致房屋供應受影響，預售屋和新成屋供應不足，使得目前正在銷售的房屋有競爭優勢，促使房價局部上漲，但這並沒有反映房市的真實供需走勢。</p>



<p class="wp-block-paragraph" style="font-size:16px">另不少房產專家也認為，另一個在疫情期間出現交易量縮減但房價不降反升的原因是 ， 企業推高銷售利潤率至 30%，甚至高達 50% ，加上房市發展過快也過熱，開發商新推出的建案售價永遠比前一建案售價高。 </p>

<p class="wp-block-paragraph" style="font-size:18px"><strong>商業登記管理局（<a href="http://www.mpi.gov.vn/" target="_blank" rel="noreferrer noopener">計劃暨投資部</a>）剛公布今（2021）第1季和3月份商業登記報告顯示，房地產業新登記設立公司家數大幅增加</strong></p>



<h6 class="wp-block-heading" id="h-">越南財經新聞編譯</h6>



<p class="wp-block-paragraph" style="font-size:16px">具體而言，全國在今年第一季新設立公司家數達29,300家，比2020年同期下降1.4％，這也是從2016年以來，首次出現第一季新設立公司家數下降的情形（2016年至2020年第一季新設立公司家數的平均增長率9.6％）。</p>



<p class="wp-block-paragraph" style="font-size:16px">報告同時指出，8/17個行業的新設立公司家數較去年同期增加，<a href="http://vneconnews.com/vinhomes%e6%96%a5%e8%b3%87%e4%b8%8a%e5%85%86%e8%b6%8a%e7%9b%be%e6%88%90%e7%ab%8b%e6%88%bf%e5%9c%b0%e7%94%a2%e5%85%ac%e5%8f%b8/" target="_blank" rel="noreferrer noopener">其中以房地產業在今年第一季增加最多</a>，家數達到1,733家，比去年同期增加27.1％。 其次是電力、自來水和天然氣生產及配送業達397家，增加16.4％。 醫療及社會救有214家，增加12％…今年前三個月的房地產業務在吸引直接投資方面也繼續排名第三，外國總資本達6億美元美元。房地產業今年第一季在吸引外資投資方面排名第三，達6億美元。</p>



<p class="wp-block-paragraph" style="font-size:16px">但受COVID-19（新冠肺炎）疫情影響的行業，其新設立公司家數有下降的趨勢，其中餐飲及住宿業下降18% ； 就業服務、旅遊、機器設備租賃及其他服務業下降13.5％； 文藝、休閒娛樂業下降4.1％。</p>



<p class="wp-block-paragraph" style="font-size:16px">此外，今年第一季停業的公司家數達40,323家，比去年同期增加15.6％。其中有23,837家是暫時停業，佔59,1%。</p>
